What do mold inspectors look for?

You’ve scheduled a professional mold inspection — but what actually happens during it? Here’s how a certified inspector reads your home, from moisture sources to lab samples.

It always starts with moisture

Mold cannot grow without moisture, so the primary goal of a comprehensive assessment isn’t just finding mold — it’s finding the water that lets it thrive. Inspectors search leak-prone spots: under sinks, around toilets, and behind washing machines, dishwashers, and water heaters. They check for past or present plumbing leaks, roof leaks revealed by stained ceiling tiles or discolored drywall, and condensation on windows, pipes, and inside HVAC systems. Identifying and resolving that moisture source is the single most important step in solving any mold problem.

The visual examination

Mold is a master of hiding, so the visual assessment goes far beyond a glance around the room. Inspectors scrutinize basements, crawl spaces, and attics for telltale discoloration, fuzzy or slimy patches, and water stains on walls, ceilings, flooring, and baseboards. They move furniture, examine the backs of cabinets, and look behind wall hangings — knowing mold can appear black, green, white, orange, or purple, and that even a tiny spot can be the tip of a much larger infestation behind a wall or under a floor.

Moisture meters and thermal imaging

Much of an infestation often hides inside cavities, under flooring, and behind walls. Moisture meters measure the moisture content of building materials, pinpointing elevated levels even when a surface looks perfectly dry. Thermal imaging cameras go a step further: wet areas cool differently than dry ones, so temperature differences reveal hidden leaks, plumbing issues, and likely growth areas — all without destructive testing.

Air sampling

Mold releases microscopic spores that can cause allergic reactions and respiratory issues even when no visible growth is present. In spore trap sampling, a calibrated pump draws a set volume of air through a cassette that traps airborne particles, and the sample goes to an accredited third-party laboratory. The report identifies which molds are present and at what concentrations, compared against an outdoor control sample to determine whether there’s abnormal indoor amplification.

Surface and bulk sampling

When visible mold is present, inspectors may lift a sample with clear tape or a swab, or remove a small piece of contaminated material such as drywall or insulation. Lab confirmation rules out look-alikes like dirt or soap scum and identifies the specific species — which shapes the remediation protocol, especially if toxic molds like Stachybotrys chartarum, black mold, are involved.

The final report: a remediation roadmap

The inspection culminates in a comprehensive written report: visual observations, moisture mapping data, photographic evidence, lab results, the cause of the moisture problem, and a clear scope of work. It’s the roadmap for any necessary mold removal and a critical document for remediation professionals and your insurance company — the evidence and direction needed to fix the problem at its root, resolve it correctly the first time, and restore a safe, healthy home.
